Investor Bridge Loan Guidelines

Here are general guidelines:

• Purchase or Refinance
• Loan Amount:         $75,0000 to $2,000,000
• Terms:                      12 months interest only
• Credit Score:           600 Minimum
• Prepayment:           Minimum four months interest
• Program Area:       Nationwide minus 8 states
• Rates:                       7.5% to 11.75% depending on credit and property location
• LTV:                         75% over 700 credit score otherwise 65%
• Experience:             One project in the last twenty four months or LTV is 65%
• Reserves:                 Three months of interest payments sourced
• Down Payment:      Sourced
• Points:                      Two to five points depending on loan size
• Appraisal:                Streamlined appraisal process
• Interior Inspection: No Interior Inspection for property values over $150,000 (reduce LTV 5%)
• Foreign Nationals: 50% LTV
